"Love, love this diner! The volunteers that work there are so nice and make this our fav spot for breakfast! The prices are decent and the coffee is great! Their omelette is delicious and always the way I order it. You get bacon that looks...like bacon and not paper thin strips of cardboard looking bacon. It is bright, and cheery and brings you back to the good ole days I compliment the girls on their cooking and service all the time and leave so full and ready for the day after. Don't expect to be waited on, you place your order and get your selected beverage yourself and they bring the food to your table. I certainly don't mind doing this, the portions are big and the food is 10/10. Wish other places had the value of this diner. Just remember the help are volunteers and do this on their own time. If you are the type that needs a waitress this diner is not for you."

"My parents purchased an older home in the park. The owners Vale and Joe decided many years ago that they want the spot. They first told my parents, the trailer is old. The site is one of the nicest in the park. The home was handed down to my brother who recently passed away. If you own in the park and wish to sell, only the owners in the park have the right to sell. At a large commission rate. They have decided my family's trailer/home is worth nothing. And did an inspection that suggests there is over $100,000 needed to bring the trailer up to Joe's standard. And when I asked for a estimate of the repairs. He offered nothing. Absolutely nothing in writing. Just whatever he feels necessary. And won't allow for the sale or occupancy until the trailer is brought to Joe's standards. Whatever that means. Don't know. Just know they are suggesting a trailer that they said not a month ago in writing was worth $175,000 They have now decided the home might be worth nothing. Maybe $50,000. Why the large devaluation. Ask them. They will give you their version. Again, not a month before, they estimated it at $175,000. My brother passed away before taking full possession of the trailer. But he had $30,000 worth of renovations completed before he passed.. Furnace, a/c, gas fireplace, complete renovation on the bathroom. New appliances. Painting.Had roof maintenance to make sure no leaks. My brother is in a wheelchair. He had the funds to bring the trailer to a better standard. Better than when my parents comfortably live there for over 10 years.The trailer is cosmetically good. No visual concerns. But the park is condemning the trailer. The roof that doesn't leak, Joe says it doesn't pass his inspection. Says the foundation is no good. But the home has been there over 40 years with no shifting of the foundation. And again...Joe's standards...with nothing in writing. Puts the home in an impossible position to sell. Especially when the salesperson is the person who wants the home to sell for nothing. Would you buy this trailer? Absolute conflict of interest. And when I had a conversation with them, they laughed. Literally laughed. They recognize that if the trailer is removed, they can place another trailer on the site, and make about $100,000 profit in the process. And the only way this works is if they come up with a plan to remove the trailer. So their plan is to make up lies on what the trailer needs to come up to Joe's standards. Buyer beware... buying in this park. It truly is a great park. The owners are not. They are truly taking advantage of my brother who has passed away. His son who has inherited the site will receive pennies. And Joe and Vale will be the benefactor. And their comeback....read the rules. Joe's rules. The unwritten rules. Like the $100 000 in renovations needed on this recently renovated home. Buyer beware. You've been warned."
