I work close by and in the summer I stop by and grab a bubble tea. I love the non dairy option and usually have a green tea bubble tea made with strawberries, mango, etc, it's a great pick me up and alternative to a coffee. The owner is very nice and the restaurant is always clean. Stop in a for a bubble tea some time! View all feedback.

Very quiet cafe nestled in the strip mall on 99st. The staff was super friendly and had some good tips about ordering, how to use my Groupon and the menu. The food was tasty and came out quickly. I ate it all the beef satay was flavourful and the sauce was very very good. My only small complaint was I think it's reheated then served. I understand it's hard to cook on a slow shift but id prefer my meal hot and fresh. If they could fix that it would be another star.
Swung by this mom and pop shop mid afternoon, and requested for some tapioca pearls for a tasting. Soft, in some syrup, and not very chewy at all. I would describe the pearls as tender, like a steak. So I decided to get the HK milk tea which she proceeded to bring out from the fridge pretty made and mixed it with ice for $4.50. On first impression, it was hot the HK milk tea you are used too.. It was bland and without much taste. On top of that, 3/4 of my cup was ice. So by the time I walked to my vehicle, I was all out of drink and left with ice. I would not return again and if you value your money, neither would you.
Ordered today from skip the dish as is was relatively close to work. I ordered the beef satay Vietnamese sub. When the sub arrived I was so excited to eat it . Immediately upon opening the wrapping I was disgusted at what was looking back at me. Sandwich wasn't even filled, all fillings fit one side. The meat was burnt and literally looked like ****. Definitely would not recommended coming here.
Incredibly cold inside with my winter coat on, very slow service (I was the only one there), ran out of sago which I wouldn't have minded if she told me when I made my order. It wasn't busy to not know. I mentioned I was in a little bit of a rush which she acknowledged but then took the time to look at a girl's phone (who had come in as I finished paying) before making my order. Of all the bbt places I've been, this one takes the cake.
The staff there are super friendly, had their milk tea with grass jelly which was yummmy~ played some board games with friends and had a fun time overall
